Rent cap keeps student prices up in summer, say landlords – The Times

Rent caps on student accommodation are preventing price cuts in summer, a landlords’ group has said.

The Irish Property Owners Association claimed that the inclusion of student halls in rent pressure zones had led to “serious difficulties”.

“Traditionally there were different prices for summer letting and term-time letting under licence. Summer lettings were normally lower in cost than winter lettings,” Stephen Faughnan, the chairman, wrote in a letter to Eoghan Murphy, the housing minister.

“Some students with local employment could stay on in the accommodation at a reduced rate. The accommodation was also let for holiday occupation during this period.”

Rent pressure zones (RPZ) are areas where rent rises are capped at 4 per cent a year.
