How do I know how many units I need?

A rental unit is defined as the actual accommodation that is assigned to a Lease OR Tenancy Agreement. This could be the complete house, or a single room, depending on how your business is structured.

Examples

  1. I have a 4 bedroom house which I have rented to a family. In this case the property is rented as a whole house which is attached to 1 lease. Therefore it is counted as 1 Rental Unit.
  2. I have a 4 bedroom house which I rent each bedroom to individuals. In this case the property is broken up into 4 tenancies, probably under Lisence Agreements. Therefore it is counted as 4 Rental Units.
  3. I have a block of 4 x 2-bedroom apartments. I rent 2 apartments to families, and I rent the other 2 apartments as rooms to individuals. In this case it’s a combination of 1 and 2 above. The total Rental Units required here would be 6.
